PROPOSAL:

 

  1. REPLACEMENT HOUSE.

  • To replace a tired and date ‘modern’ detached 2 storey house, with a detached 2½ storey (2 storey with roof accommodation), with a rear wing leading into the garden to the rear.

  • The proposed house is presented as an L-Shape to mirror, reflect and turn away from the neighbouring property “Woodlands”, giving the illusion of ‘isolation’ in the woodland.

  • The proposed house is presented as neo-Georgian, with rear wing as a ‘contemporary conversion of outbuildings’ and garage block as an ‘outbuilding’ as might be expected to the rear of a country house.

Such a neo-Georgian style is within the spread of styles along Wellingtonia Avenue.

  1. DETACHED GARAGE BLOCK.

  • The replacement garage block has been set to south east of the replacement house, so as to enclose the entrance approach which swings from the access to the SE corner of the site and block the view of the adjacent property Woodlands.

  • The garage block has been revised with roof accommodation for use as ‘granny’ accommodation / home office, annexed to the house.

  1. LANDSCAPE:

  • The trees on and around the site make the site special. The intention is to retain this setting, retaining and protecting the mature and indigenous trees.

  • The key trees to the narrow south of the site, where the current house and the proposed replacement house are located, are to the perimeter of the site.

  • The wider northern end of the site is to be left as woodlands, with just routine maintenance as may be required in the future, on arboricultural advice.
